The Initiative
What Is the Maple Heights Land Bank Initiative?
The Maple Heights Land Bank Initiative is our flagship community development program — a systematic effort to acquire vacant, tax-delinquent, and blighted properties from the Cuyahoga Land Bank and redevelop them into quality, affordable homes for owner-occupants.
Concentrated along Adams Avenue and Presidents Row in Maple Heights, Ohio, this initiative targets some of the neighborhood's most distressed corridors and converts them into assets that generate pride, stability, and generational wealth for local families.
Every home we build reduces blight, increases surrounding property values, and strengthens the tax base — creating a ripple effect of revitalization that benefits the entire community.
Our Process
How It Works
01
Land Bank Acquisition
We identify and acquire vacant, blighted, and tax-delinquent properties through the Cuyahoga Land Bank program at below-market rates, removing barriers to redevelopment.
02
Site Preparation & Design
Each lot is assessed, cleared, and designed for a new construction home that fits the neighborhood context — quality materials, modern systems, and curb appeal that elevates the block.
03
Quality Construction
We build new, code-compliant single-family homes with durable finishes, energy-efficient systems, and thoughtful layouts designed for long-term owner-occupancy.
04
Owner-Occupant Sales
Completed homes are sold to qualified owner-occupants — prioritizing first-time buyers and local families — using city incentive programs and down payment assistance where available.
05
Community Impact
Each completed home raises surrounding property values, reduces blight, and signals to the neighborhood that investment and revitalization are real and ongoing.
06
Reinvestment & Expansion
Proceeds from each sale fund the next acquisition, creating a self-sustaining cycle of reinvestment that expands the initiative block by block across Maple Heights.
Target Corridors
Adams Avenue & Presidents Row
Our redevelopment efforts are concentrated along two key corridors in Maple Heights — Adams Avenue and Presidents Row. These streets represent some of the greatest opportunity for transformation: high concentrations of Land Bank properties, strong community roots, and proximity to schools, parks, and services.
Community First
Built for the People of Maple Heights
Every decision we make is guided by one question: what is best for the people of Maple Heights? We work closely with city officials, community organizations, and residents to ensure our development aligns with neighborhood needs and long-term goals.
We believe that homeownership is the foundation of community stability. When families own their homes, they invest in their neighborhoods — maintaining properties, supporting local businesses, and building the social fabric that makes a community thrive.
